Lagos lists 176 illegal estates, issues 21-day compliance ultimatum

The Lagos State Government has identified 176 illegal estate developments, mostly situated in the Eti-Osa, Ajah, Ibeju-Lekki, and Epe areas, and has issued a 21-day ultimatum for the promoters to commence the process of obtaining layout approvals.

This was disclosed in a statement issued by the Director of Public Affairs, Ministry of Physical Planning and Urban Development, Mukaila Sanusi, on Monday.

According to the statement, the estates were declared illegal due to their failure to secure the necessary layout approvals from the Ministry — a requirement under the state’s urban planning regulations.

The Permanent Secretary, Office of Physical Planning, Oluwole Sotire, explained that the unapproved developments pose a threat to sustainable urban growth and violate the T.H.E.M.E.S+ Agenda of the Lagos State Government.

“The identified illegal estates include Adron Homes, Elerangbe; Aina Gold Estate, Okun-Folu; Diamond Estate, Eputu; Prime Water View Garden, Ikate Elegushi; and Royal View Estate, Ikota, among others,” Sotire said.

He warned that the owners of these estates have a 21-day window to submit relevant documentation to the Ministry of Physical Planning and Urban Development at the Secretariat in Alausa, Ikeja, to begin the layout approval process.

Sotire noted that this exercise is part of the Ministry’s statutory responsibilities to ensure that all estate developments in Lagos are properly regulated, planned, and aligned with the state’s smart city vision.

He further urged all developers and real estate practitioners in the state to register with the Lagos State Real Estate Regulatory Authority (LASRERA), which oversees the coordination and monitoring of activities in the sector.
